British Columbia’s real estate market boasts some of the most expensive properties in the country, as indicated by the recent provincial property assessments. B.C. Assessment, the authority responsible for evaluating and categorizing real estate in the province, has unveiled the most recent data from property assessments conducted as of July 1, 2024.
Property owners will soon receive their individual assessments via mail. However, for those eager to explore other property values or simply curious, the B.C. Assessment website provides a platform to look up this information.
Among the top-ranking expensive properties in the province are a mix of waterfront mansions, private Gulf Islands, and upscale downtown penthouses. Here’s a glimpse of some of the priciest properties:
1. Leading the list is 3085 Point Grey Rd. in Vancouver’s Kitsilano neighborhood, valued at a staggering $82,664,000. This property, owned by Lululemon founder Chip Wilson, saw a $899,000 increase from 2023, translating to a 1.10% rise, equivalent to the asking price of a two-bedroom condo in Yaletown.
2. Situated in the Point Grey neighborhood, 4707 Belmont Ave. holds the second spot with a value of $71,739,000. Overlooking Spanish Banks, this property, like the first, enjoys a prime waterfront location facing the majestic North Shore mountains.
These top two properties, along with many others among the 500 most valuable homes in B.C., are nestled along the picturesque waterfront from Kitsilano to Point Grey, offering stunning views of the surrounding natural beauty.
3. The third most valuable property in B.C. is not within a municipality but is a private Gulf Island named James Island, assessed at $57,526,000. Located approximately a kilometer east of the Saanich Peninsula on Vancouver Island, this expansive property encompasses six guest homes, an 18-hole golf course, and a private airstrip.
Maintaining their ranking since at least 2017, these three properties continue to hold their positions as the most valuable in the province. Additionally, the most expensive condo in the province, valued at $25,926,000, is located at 3101-277 Thurlow St. in Vancouver’s Coal Harbour, offering panoramic views of the North Shore mountains, Burrard Inlet, and the downtown skyline.
For those seeking luxury outside of the Lower Mainland or private islands, the priciest home in Whistler at 5432 Stonebridge Dr., valued at $31,939,000 and ranked 17th, stands out. This property, along with eight others on the same street, features among the top 500 properties in the province.
Whistler, renowned as a high-end resort destination, boasts a significant number of properties in the top 500 outside of Metro Vancouver. The complete list of properties and their respective values can be accessed on the B.C. Assessment website, with figures reflecting properties’ market values as of July 1.
